As I drive around the city of Santiago I see remodeling and construction going on. Why has the down turn that is seen in the US and other countries not being seen here? Does the economy here have problems, yes. Has construction slowed down, again yes. But yet the real estate market seems stronger here in the Dominican Republic than in the US. I have heard many reasons for this but I for one could not swear to any of them. Maybe the truth lies somewhere in the middle or even a mixture of all of them. Some will say that there is still a niche market of those that are chasing a dream of having a vacation or second home in the Caribbean. As others have retired, they have found that their pensions go further here and that their money buys more house here than in the home countries. I heard an interesting one this week, because there are fewer mortgaged places here, the mortgage problems in other countries have less of an effect here. Maybe a little bit of all of the above is true.


Living in Santiago is a site for those visiting or wanting to live in Santiago, Dominican Republic. As each area of the country will have its own characteristics, do not take things said here as applying to the country. Also these are things that I have noticed, and might not be true outside my circle. From what I can see in the Santiago area, there are a lot of houses and apartments for sale. It seems to be a buyer’s market if you can find an owner that is willing to deal. On the other hand, it is a landlord’s market as we have found that rentals are in high demand. We took pictures of one house rental and before we could get them on the site, the place was rented. The normal vacancy for an apartment in our complex is less than a week. We have had people call us and tell us they would be arriving in 2 weeks to look at a place. They let us know what they wanted and in that 2 week time, our list changed 3 times as things that were available were off the market quickly. This can be seen in our rental listings. It is not that we cannot help; it is that they do not stay long.

Speaking of rentals, short term rentals are hard in the Santiago area. This is not a tourist town and as such the demand for such rentals is lower and harder to come by. We see this need and it is something that we are looking into. As far as furnished apartments go, yes there are some. However, they tend to be in the richer neighborhoods and costly. A furnished apartment can almost double the monthly cost.

Maybe it would be to your advantage to check for outstanding balances prior to signing a rental or buying contract. This might cause unplanned for expenses.
